			<content:encoded><![CDATA[<p>Back by popular demand, 4Corners Homes is attending the Oklahoma City Home &amp; Garden Show and giving out yellow hard hats to excited kids.  The show is held at the State Fair Park and runs from Friday January 20<sup>th</sup> through Sunday January 22<sup>nd</sup>.  4Corners is the only new home builder presenting at the show this year.  “We feel the home and garden show is a great place to introduce our company to families and homeowners.  When they are ready to build a new home, we will be there to give them a great experience!  The hats are our way of saying to the kids, thanks for coming,” says co-owner, Dusty Boren.  This year marks the show’s 30<sup>th</sup> anniversary.  There will be more than 500 exhibitors on hand offering ideas and products to help home owner create their dream home.</p>

Every day we see more and more encouraging news about the economy and housing market, both nationally and right here in Oklahoma City. Here is a sampling. Tulsaworld.com reports “Oklahoma City is ranked among the world’s top 100 metropolitan economies for income and employment growth during 2010 and 2011 according to <a href="http://www.tulsaworld.com/business/article.aspx?subjectid=48&amp;articleid=20120118_46_E1_Tulsaa455102" target="_blank">a report released by Brookings Institution.” That’s the top 100 IN THE WORLD!</a></p>
<p><a href="http://hosted.ap.org/dynamic/stories/U/US_UNEMPLOYMENT_BENEFITS?SITE=MOJOP&amp;SECTION=HOME&amp;TEMPLATE=DEFAULT" target="_blank">The Associated Press reports: “Unemployment Claims at Lowest Level Since 2008.”</a> Applications fell by 50,000. The current level of claims indicates that hiring is strong enough to push down the overall unemployment rate. Oklahoma City metro area has one of the lowest unemployment rates in the country at 5.5%.</p>
<p><a href="http://hosted.ap.org/dynamic/stories/U/US_MORTGAGE_RATES?SITE=MOJOP&amp;SECTION=HOME&amp;TEMPLATE=DEFAULT" target="_blank">The Associated Press also recently reported: “Rate on 30-year mortgage down to record 3.88%.”</a> That low rate is the lowest since 1950’s when records first began to be kept.</p>
<p>What does all this good news mean for the new home buyer? It’s time to buy! Home prices are stabilized and have most likely hit bottom. You are not likely to see lower home prices in a generation. Mortgage rates are at historic lows and the cost of financing a new home is not likely to ever be lower in our lifetime. <p><em>Photography is based on some basic rules of composition, such as the Rule of Thirds and using a vanishing point. </em></p>
<p><em>Composition is more than what your subject is and how it’s posed: It also comprises the background, foreground, colour, lighting, and framing. </em></p>
<p><em>Simplicity &#8211; Keep your shots clean and uncluttered. Be aware of how you place your subjects. Avoid having odd things in the background seemingly sprout from their heads. </em></p>
<p><em>Balance &#8211; Pay attention to how you arrange shapes, colours, or areas of light and dark to complement one another. </em></p>
<p><em>Rule of Thirds &#8211; Imaginary lines are drawn dividing the image into thirds both horizontally and vertically. If you place the subject or important elements of your composition where these lines intersect, your photo becomes more balanced. </em></p>
<p><em>When you’re shooting a wide area of land or water, the third-line will usually be two-thirds up from the bottom. Conversely, if you want to showcase the sky, like for a remarkable sunrise or sunset, your main line is effective one-third up from the bottom. </em></p>
<p><em>Breaking the rule of thirds can result in some striking shots &#8211; so once you’ve learnt it experiment with purposely breaking it to see what you discover. </em></p>
<p><em>Vanishing point &#8211; Create a vanishing point by arranging lines to converge in a distant point, usually at a corner of an image. </em></p>
<p><em>Depth of field &#8211; Basically, the depth of field is how much of your picture is in focus. Some photos have detail throughout the foreground and background with no blur, and others show a subject clearly with blur in the background.</em></p>
